Costa del Sol, Málaga

Property in Benalmádena

Benalmádena is the heart of my work. Sitting between Torremolinos and Fuengirola, only 15–20 minutes from Málaga Airport, the municipality combines a whitewashed hill village, a residential hillside with sea views, a lively marina and long sandy beaches. It is where I am based and where I know the streets, the urbanisations and the price levels in detail.

Living in Benalmádena

Living in Benalmádena means a year-round community rather than a purely seasonal resort. Benalmádena Pueblo offers Andalusian village life with restaurants and plazas; Benalmádena Costa and Arroyo de la Miel provide beaches, the marina, the train station and everyday services; the hillside urbanisations such as Rancho Domingo, Torremuelle and Higuerón offer quiet residential living with panoramic views.

Who buys here

Benalmádena attracts a wide international mix: British, Irish, Scandinavian, Dutch, Belgian, French and German buyers alongside Spanish families and buyers from Málaga city. Typical profiles are people relocating permanently, remote workers, holiday-home owners who want to use the property often, and investors who value the strong rental demand and airport proximity.

Property types

You will find modern sea-view apartments and penthouses, townhouses in gated communities, detached villas with pools in Rancho Domingo and Torremuelle, traditional village houses in the Pueblo and a growing number of contemporary new-build developments, including the Mosher Collection in Rancho Domingo.

Transport & connections

Málaga Airport is roughly 15 minutes by car and the Cercanías train line connects Arroyo de la Miel and Torremuelle to the airport, Málaga city and Fuengirola. The A-7 and AP-7 motorways provide convenient access along the wider coast.

How Benalmádena differs from nearby areas

Benalmádena offers a broad range of price levels, close proximity to the airport and Málaga city, genuine sea views and luxury developments. Compared with Torremolinos and Fuengirola, it has a more varied topography, with hillside areas that provide privacy and views.

Permanent living, holiday home or investment?

Benalmádena works well for permanent living, holiday use and investment. Its transport links and services make it practical all year, and demand from tourists and long-term tenants supports rental returns.

Sub-areas

Areas within Benalmádena

The character and price level of Benalmádena varies considerably between neighbourhoods.

Benalmádena Pueblo

The historic white village on the hill: narrow streets, flower-filled plazas, sea views from many terraces and a mix of village houses, boutique apartment blocks and villas on its edges. Popular with buyers who want authentic Andalusian character close to the coast.

Rancho Domingo

One of Benalmádena's most prestigious residential areas, on the hillside above the Pueblo. Predominantly detached villas on generous plots, quiet streets and wide views over the bay towards Fuengirola and Málaga. It is also the location of the Mosher Collection, a contemporary residential development.

Torremuelle

A mature residential area between Benalmádena Costa and Carvajal, with its own train station and beach access. Villas, townhouses and low-rise apartments with a settled, family-oriented feel.

Higuerón

A modern, resort-style hillside area straddling the Benalmádena–Fuengirola border. Contemporary apartments and villas, strong sports and wellness facilities and a strong appeal among international buyers looking for new-build quality.
