Thinking of Selling Your Property on the Costa del Sol?

How I sell your property
Eight steps from valuation to keys
- 01
Establish a realistic market position
A written report based on comparable sales, current competition and buyer demand — not on optimistic asking prices.
- 02
Prepare your property for sale
Practical advice on presentation, small improvements with real impact, and the documents needed before marketing begins.
- 03
Professional property presentation
Professional photography, floor plans, video where appropriate and a property description written for international buyers.
- 04
Market internationally
Exposure to buyers in Northern Europe and beyond through portals, my international buyer network and partner agents.
- 05
Qualify prospective buyers
Every enquiry is qualified for budget, financing and timing so that viewings involve serious buyers only.
- 06
Organise viewings
Viewings scheduled around your availability, with feedback after each visit.
- 07
Negotiate offers
Clear advice on each offer, negotiation of price and conditions, and a reservation agreement that protects your position.
- 08
Coordinate the sales process
Liaison with both lawyers, the notary and the buyer's bank through to signing and handover of keys.
Why international exposure matters when selling on the Costa del Sol
A large share of buyers for homes in Benalmádena, Mijas and Estepona live abroad. They search in English, Dutch, French, German and the Scandinavian languages, they buy through video viewings and short visits, and they rely on an agent who can explain the Spanish process in their language. Presenting your property to that audience — and being able to qualify and guide those buyers — is what shortens the time on the market.
What your property needs before it goes on the market
- Title deed (escritura) and up-to-date land registry extract (nota simple)
- Energy performance certificate (required for advertising)
- Latest IBI (property tax) and community fee receipts
- First occupation licence where applicable
- Utility contracts and, for rented properties, tenancy details
Your lawyer or I can help gather these documents. Legal and tax questions — including capital gains tax, the 3 percent non-resident retention and the municipal plusvalía — should always be confirmed with a qualified adviser.
Who I sell to
Relocating families, remote workers, retirees, holiday-home buyers and investors from across Europe and further afield — often clients already registered with me who are waiting for the right property in Benalmádena, Fuengirola, Mijas or Estepona.
